Building HDA lightmap and instance question

Hey everybody,

I am quite new to Houdini (tried it some time ago, but stucked on Softimage) and finaly got some fun and time to testing around with Houdini and UE4.

I am trying to build a simple room, that has repeating parts.
I attache an image and the HDA.

The problem I have is, that first: I dont know, if I am doing it right with the instances.
I took an part of the room and copied that to points and switched on “Pack and Instance”.
So when I change the number of points and length, the room gets longer and has more windows.

The second thing is, that in UE4 I have to increase lightmap resolution alot.
When I take the same room and import that in seperate parts as fbx, the max resolution is 1024 for lightmaps, but mostly 256 till 512 and the results are perfect. With the Houdini asset even 4k gives no good results or UE4 tells me, it automaticly reduces the size. But yea, logic - its only on mesh with one big uv.

Another question is, if I am doing it right with the UVs. The uv and uv2 working just fine.
But is there a way, to seperate the uvs for each geometry and than get seperate lightmaps in the asset?
Right now I can only change the resolution for the hole building part.

Would be great to get some tips on how to make it right.
